Most property calculators are broken by design.

They ignore local tax law. They use round numbers that don't reflect reality. They stop at gross yield without telling you what actually lands in your pocket. And the good ones — the ones built by accountants or mortgage brokers — are buried behind consultations or subscription fees.

MMDAI was built to fix that. Real formulas. Real tax logic. Real local context. Free, in the browser, without asking for your email address.

The origin

Calculators built for personal use first.

The person behind MMDAI has spent over 15 years working across project management, operations, and investment — building systems, running businesses, and making the kind of financial decisions that require tools that actually work.

When evaluating property investments across different European markets, the available tools kept falling short. SDLT with the BTL surcharge. Section 24 vs limited company. Grunderwerbsteuer across 16 Bundesländer. LMNP réel vs micro-BIC. No single tool handled any of these correctly — let alone all of them.

So they were built from scratch. Then made public. Then expanded to cover more markets, more edge cases, more of the real complexity that investors actually face.

This is not a site where AI wrote generic content and called it done. AI is a collaborator here — used to verify tax logic, cross-reference legislation, translate financial concepts across languages, and accelerate the kind of research that used to take weeks. The depth you see in these calculators is the result of that collaboration.

How every calculator is built.

01 — Accuracy first

Real tax law, not approximations.

Tax, lending and regulatory tools use official sources such as HMRC, GNotKG, HUD and the Code Général des Impôts. Estimate tools state their assumptions and data inputs.

02 — Local depth

Localization is not translation.

A UK BTL calculator needs Section 24 and ICR stress tests. A German one needs AfA by Baujahr and Bestellerprinzip. A French one needs 6 régimes fiscaux. Surface-level localization is not enough.

03 — No paywalls

Free to use. Always.

The web calculators are free, without signup or email capture. Excel versions with deeper analysis are available for those who want offline, editable models. The core tool is never locked.

04 — Honest limits

Tools, not advice.

These tools help you understand the numbers — they don't replace an accountant, mortgage broker, solicitor or other qualified professional. The goal is to help you ask better questions.

Updated when the law changes.

Tax law is not static. SDLT thresholds changed in April 2025, and LF 2025 changed LMNP exit taxation. Affected tools are reviewed against current source material.

Referrals are labelled. Always.
